DAVENPORT, Iowa — Timber Ridge Apartments, a new affordable housing community for adults ages 62 and older, will celebrate its opening with a ribbon-cutting ceremony on Wednesday, Oct. 28, 2026, at 11 a.m. The $15.4 million development includes 52 apartments at 2345 W. 54th St. in Davenport, with published monthly rents starting at approximately $557.
The three-story building was developed by Woda Cooper Companies in partnership with nonprofit Parallel Housing Inc. It includes 32 one-bedroom apartments and 20 two-bedroom apartments, with rental rates designed for households that meet income restrictions.
Timber Ridge now has a dedicated property website with floor plan information and a leasing contact number. However, the publicly available information does not establish how many apartments remain vacant, whether applications are currently being accepted or whether a waiting list has opened.
The leasing contact listed on the property’s website is 855-919-7119.
Timber Ridge rents range from about $557 to $1,000 per month
Rental rates reported ahead of the Oct. 28 opening vary by apartment size and income category:
- One-bedroom apartments: approximately $557 to $850 per month, with 32 units in the building.
- Two-bedroom apartments: approximately $663 to $1,000 per month, with 20 units in the building.
These figures are published rental ranges, not confirmation that an apartment at the lowest rate is currently available. An individual household’s rent and eligibility may depend on the apartment’s income designation and the property’s leasing requirements.
The rent figures reported in October also differ from preliminary estimates released when construction began in 2025. The October ranges are the more recent published figures, but applicants should confirm current rates and any additional charges directly with the leasing office.
Residents must be at least 62 and meet income restrictions
Timber Ridge is designated as affordable housing for adults ages 62 and older. The development targets renters with household incomes within specified affordable housing limits.
According to developer Woda Cooper Companies, apartments are designated for a mix of income levels at approximately 40% to 60% of the area’s median income, often called Area Median Income or AMI.
AMI is an income benchmark used in affordable housing programs. It is different from the federal poverty level, and the applicable income limit in dollars can vary according to household size and the unit’s designated income category.
The developer has not published a complete, property-specific 2026 income eligibility chart on the publicly accessible Timber Ridge pages reviewed. Applicants should confirm the exact income ceiling for their household before assuming they qualify.
How to contact Timber Ridge about applications and availability
Timber Ridge lists its leasing information at:
- Address: 2345 W. 54th St., Davenport, IA 52806.
- Phone: 855-919-7119.
- Property website: Timber Ridge Apartments.
- Floor plans: One- and two-bedroom layouts.
The property website invites prospective residents to contact the leasing office and arrange tours. It does not clearly identify an active online application, available apartment inventory or a current waiting-list status.
The leasing office can clarify which income-restricted apartments are available, whether applications or waiting-list requests are being accepted, what documents are required and the total expected monthly housing cost.
A scheduled ribbon-cutting ceremony should not be interpreted as a guarantee that all 52 units are ready for immediate move-in.
The Davenport building includes an elevator and in-unit laundry
Timber Ridge is designed as an energy-efficient, three-story apartment building with an elevator and shared community space.
Features announced for the development include:
- One- and two-bedroom apartment layouts.
- Washers and dryers inside the apartments.
- Dishwashers and energy-efficient appliances.
- A community room for residents.
- An outdoor picnic and barbecue area.
- On-site maintenance.
The property is located in northwest Davenport near West 53rd Street and North Pine Street, an area with access to shopping, services and neighborhood amenities.
Iowa housing tax credits helped finance the $15.4 million development
Construction began in October 2025. Woda Cooper Companies and nonprofit partner Parallel Housing developed the project with financing that included affordable housing tax credits allocated by the Iowa Finance Authority.
Other financing partners included KeyBank Community Development Lending and Investment, Cedar Rapids Bank & Trust and the City of Davenport, which provided support through a HOME program loan.
Woda Management & Real Estate LLC is responsible for leasing and property management, according to the developer’s project announcement.
Timber Ridge’s ribbon-cutting is scheduled for 11 a.m. Wednesday, Oct. 28, at 2345 W. 54th St. Prospective renters can contact the property at 855-919-7119 to confirm current prices, eligibility requirements and the status of leasing applications.
